Framing is Finished

Our framer committed to doing our house in six weeks, it took 13....We had a little heart to heart talk last week when he came by and asked for money....He almost apologized for the tardiness and implied that the reason it took so long to finish our job was that his immigrant framing crew would not come back to our project when they figured out we were gay. From the second floor joists up, our home was framed by independent contractors that our framer paid to work on our house as a side job to their regular jobs....Funny how we never figured that out when the only real progress occurred on weekends....It is even more funny that our framer didn't fess up to this at the beginning....

I would like to write something more bitter and judgemental that expresses the full depth of my anger. Alas, the legal department has encouraged me to take the high road.....

Onward and upward, framing is 97% done and all the bracing is down. We'll have to have the framer come back in a few weeks to help frame in the window and door spaces.

Moral of the story? Sometimes you're the bug, sometimes you're the windshield

Out of the gutter and into the cold..

Although the stucco guys completed their job a couple of weeks ago, some minor cracks developed in 3 areas and they have come back to patch them up..... Having the scaffold up for the stucco guys allowed our gutter guy to hang the final piece.... On Wednesday of this week the guys from Airsmiths installed the air conditioning condenser...If you're wondering if that is the American Standard Allegiance 14 Super Efficiency Condenser, you would be right! It is made in Texas in the same factory that Trane air conditioners are made at. http://www.americanstandardair.com/Products.asp?Section=homeOwners&ProductID=7&CategoryID=16&SuperCategoryID=1

Controlling the weather

We installed a Weathermatic irrigation system controller.  It is connected to an on-site weather station that monitors temperature, rainfall, windspeed, and humidity. As the seasons change, it automatically adjusts the station timing, very handy! UPDATE:  We had nothing but trouble with this controller and in 2016 we replaced it with a dramatically better one from Rachio. See it here: https://www.rachio.com/ Better yet, the City of Sacramento has a rebate program to replace old controllers with `smart' controllers like the Rachio, check it out here: https://www.cityofsacramento.org/Utilities/Conservation/Rebates/River-Friendly-Landscape-Rebate

Main patio just before it was completed

Our installer was Lee Reveles Landscape, HIGHLY recommended, they did excellent work...
