HVAC is done!



Our heating, ventilation and air conditioning team was really fun to work with. We would use them again....You can find out about them here: http://www.airsmiths.net/
They are coming back on Monday to shoot a video of the boiler they installed in our garage, then they are officially done!

Here are a couple of the final shots of HVAC, the installation of the diffusers and the connection of the fantech hood insert. The fan for this insert is actually located up on the 3rd floor, it has a muffler in the line so the noise from the fan is very minimal. Learn more here: http://www.fantech.net/fx.htm

Out of the gutter and into the cold..

Although the stucco guys completed their job a couple of weeks ago, some minor cracks developed in 3 areas and they have come back to patch them up..... Having the scaffold up for the stucco guys allowed our gutter guy to hang the final piece.... On Wednesday of this week the guys from Airsmiths installed the air conditioning condenser...If you're wondering if that is the American Standard Allegiance 14 Super Efficiency Condenser, you would be right! Fountain Installation

We are installing a fountain system that will use 3 linked aqua basins from Aquascapes.

Disaster averted....One step closer

Yesterday the City Utilities Dept. sent out the guy that is Mr. Sewer for all of East Sac....He had an old map of our part of town that showed the water and sewer lines running diagonally across our lot!!! After one quick look at the manhole in the front of the lot and the manhole in the alley, it was easy to see that the sewer line ran parallel and well within the 20 foot easement....excellent, but what about water? Today the Utilities Department sent out the guy that is Mr. Water for all of East Sac...he had one of those retro 1970's-esq Fu Man Chu mustaches, not that I noticed.... Anyway, he brought all sorts of fancy pipe detection equipment and in no time at all he found the water pipe....It was also well within the easement and does not run under house site....phew... Pat at the City Utilities Department just called, she had that perky and cheerful voice that most people get when they can tell you that a problem has been averted, she used that voice when she told me ...
