HUGE progress

The past ten days have been amazingly productive...We had our first attempt at framing inspection on Monday, Oct 31. We have 12 items to address, none are significant...We plan to go for our second attempt this week, probably on Thursday..

Other notable items....

-We found a welder who fabricated the frames for the `eyebrows' that will go over our front door and dining room patio....He lives in Midtown Sacramento and does EXCELLENT work. The mounting hardware for these eyebrows has now been attached to the house.

-The `thimble' for the stove has been mounted in the living room wall. This is where the stove vent will exit the house.

-The garage vents have been installed, did you know that the building code mandates two vents in every garage?

-The door frames have all been installed thanks to Jeff's brother Scott. He is a finish carpenter that specializes in doors, he does incredible work.

-The solar electric panels will attach to jacks that were put in place this week.

-The hot water solar panels will attach to jacks that were put in place this week.

-The sky lights were installed.

-The copper piping to the hot water solar panels was soldered into place this week.

-The gutters were installed.

-The first 4 feet of the house was treated with Bora-Care to keep termites away.

-The exterior sheathing of the house was completed and the house is now wrapped in black paper.

-The Cat5 and Coaxial cable has been pulled to every large room in the house. The speaker wire, volume controls, and alarm wire is approximately half done.

-The kitchen cabinets and closet systems were purchased at IKEA.

Out of the gutter and into the cold..

Although the stucco guys completed their job a couple of weeks ago, some minor cracks developed in 3 areas and they have come back to patch them up..... Having the scaffold up for the stucco guys allowed our gutter guy to hang the final piece.... On Wednesday of this week the guys from Airsmiths installed the air conditioning condenser...If you're wondering if that is the American Standard Allegiance 14 Super Efficiency Condenser, you would be right! Controlling the weather

We installed a Weathermatic irrigation system controller.  It is connected to an on-site weather station that monitors temperature, rainfall, windspeed, and humidity. As the seasons change, it automatically adjusts the station timing, very handy! UPDATE:  We had nothing but trouble with this controller and in 2016 we replaced it with a dramatically better one from Rachio. We have officially started!

After almost 3 years of planning and designing on paper, today we took the first steps on the site of our new house. We cut down and carted away our fruit cocktail tree (a grafted fruit tree that had branches of nectarine, peach, plum, and apricot), 2 grape vines, a grafted Asian pear tree that had 4 varieties of pear, a grapefruit tree, a lemon tree, and an orange tree. It was sad to see them go, but it was exciting to think of what is to come.
